Manhattan property pricing remains generally softer, though the interesting facets lie in the details.  Most of the softness is occurring in relatively lower priced properties, while higher priced ones, which had shown the earliest weakness and the most dramatic weakness, appear to be holding up better. So in general, weakness is still here, and volume is off, in some instances significantly. Shadow inventory (off market) is piling up, and the time it takes to move a property is increasing. but there is light at the end of the tunnel....... Better things to come? The Fall will tell, and we will be keeping an eye out for you.
